Overview

A very large, ungated private subdivision with about 3,600 properties across 14 sections. Much of it remains undeveloped, creating a wide range of prices and property conditions.

Mostly small platted lots, often roughly 3,000–8,000 square feet, with combined lots common. Housing ranges from RV/mobile setups where a section permits them to compact site-built homes; some larger combined parcels exist.

Mandatory Lake Livingston Village Improvement Association. All owners pay assessments, whether or not they occupy the lot or use amenities.

Amenities

Pavilion, parks, boat ramp, summertime cabin rentals and extensive common-road/common-area responsibilities. Pool status should be confirmed before promoting it as available.

Livingston is the primary destination for groceries, pharmacy and St. Luke's hospital, generally about 15–25 minutes away.

Sections 1–6 and Little Brackenridge are served by Lake Livingston Telephone Company; Sections 7–13 list Eastex Telephone Cooperative. Starlink is an alternative. Actual speed/tap availability must be checked.

Utilities

Sam Houston EC for electricity; Aqua Texas for water and sewer; residents arrange private trash service or haul waste to an approved facility.

Boat ramps / marina access

Private community ramp to Lake Livingston; access is tied to POA standing/rules.

Restrictions

Mandatory POA and 14 different section covenants. Common themes include one living structure per lot, minimum structure sizes, drainage protection, no business use and ACC approval; no blanket answer applies to every section.

Confirm the school district at the parcel level with the district itself, not from a mailing address. Get a resale certificate for any HOA or POA rather than relying on a listing. Check broadband at the specific address. For waterfront, review the survey, flood zone, elevation certificate and any dock or bulkhead permits.
