City hall, post office, local school campus and a handful of small businesses. Most shopping, dining and medical services are in Livingston.

Limited local grocery/medical options. Livingston's H-E-B, Walmart, Brookshire Brothers and St. Luke's hospital are generally 15–20 minutes away.

Internet availability

Fiber/fixed wireless/cable availability is less consistent than in central Livingston. Use an exact-address FCC/provider check and consider Starlink as a fallback.

Utilities

City water/sewer may serve connected in-town properties; rural sites commonly use Sam Houston EC, wells/community water, septic and private trash service. Confirm before purchase.

Boat ramps / marina access

No central community ramp. Lake Livingston State Park and south/east-side public access points are the practical options depending on the property.

Restrictions

City ordinances apply in Goodrich; outside city limits, county/state rules and any recorded subdivision covenants apply. 'No HOA' does not automatically mean no deed restrictions, floodplain or septic requirements.
